Board of Zoning, Planning and Appeals
The Board of Zoning, Planning and Appeals consists of seven regular members and one associate member who are residents of the Village and appointed by the Mayor with the advice and consent of the Village Board. Each appointment is for a 5-year term.
The main duties of the Board of Zoning, Planning and Appeals are to make recommendations to the Village Board on land use issues pertaining to the Village's Zoning Ordinance, including proposed variations, text amendments, map amendments, conditional use permits and appeals of decisions made by the Zoning Administrator. The Board of Zoning, Planning and Appeals typically meets on the 2nd Thursday of the month at 7:00 p.m.

The Board of Zoning, Planning, and Appeals (ZPA) is a recommending body comprised of Cary residents, seven regular members and one associate member. Each board member is appointed by the Mayor with the advice and consent of the Village Board for a term of five years with one board member serving as the chairperson.
Overview
When a resident or developer proposes a project that is not permitted by-right per the Village’s Zoning ordinance, they must petition the Board of Zoning, Planning, and Appeals (ZPA). The ZPA considers applications for conditional use permits, variances, text amendments, map amendments, and appeals. Upon considering an application, the ZPA will forward a recommendation to the Village Board.
