Unified Development Ordinance - Public Hearing Continued to April 11

The Village of Cary is undertaking a comprehensive update to its development regulations. The result of this update will be the adoption of a new Unified Development Ordinance, or UDO, and zoning map. The UDO will guide future land use development in Cary's neighborhoods, downtown, corridors, and employment areas. The last comprehensive update to the Village's Zoning Ordinance was in 1997 and Sign Ordinance in 2001. The Village of Cary retained the services of Houseal Lavigne Associates, LLC to assist with the process of updating our development regulations through a series of public workshops with the consultant team, Board of Zoning, Planning and Appeals (ZPA), and Village staff. The main focus of the code update was to make the code more user friendly and utilize best planning practices.  Existing standards within the code which were still applicable were retained and placed within the revised UDO's structure. Some areas of the code however were redrafted to clearly define review processes, code requirements, and better achieve the Village's land use vision.

A copy of the Unified Development Ordinance and Zoning Map is accessible for examination at the Village Hall or on the Village's website.

The Board of Zoning, Planning and Appeals conducted a formal, public hearing on February 14th to review the UDO. Based on discussion and public comments during that meeting, the ZPA members elected to table a vote on the motion to allow for minor revisions to the UDO. The public hearing was continued to Thursday, April 11th at 6:30 p.m. at Village Hall. The ZPA will review proposed modifications to the UDO and will consider recommending to the Mayor and Board of Trustees adoption of the proposed Unified Development Ordinance and Zoning Map. During the public hearing the ZPA will hear testimony from and consider any evidence provided by persons interested in speaking on the proposed UDO and Zoning Map.
